Colourful beach hutsWhen buying or selling property you need the services of a solicitor or a licensed conveyancer to undertake the process of legally transferring property ownership from the seller to the buyer, known as conveyancing.

Once you have found a property you wish to purchase you normally make an “offer”. This should be made on a "Subject to Contract" basis which means you can pull out of the deal if, for example, the survey shows up a defect.

Once your offer has been accepted this is when the legal process associated with the purchase will commence. We will work on your behalf and liaise with the seller’s solicitors, the estate agent, your mortgage provider and any other parties to smoothly progress your purchase as quickly as possible.   

When selling a property the first thing you should be aware of is that sellers of all properties will need to have commissioned a Home Information Pack (HIP) prior to marketing their property. The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.
