Home Information Packs

Since 14 December 2007 every home that is marketed for sale in England & Wales requires a Home Information Pack (HIP), which includes a home energy rating.  The main purpose of a HIP is to reduce the time a property transaction takes by allowing a buyer to see essential property paperwork before they make an offer.

Prices

Choose from one of our highly competitive, all-inclusive rates to suit your needs:

HIP when combined with the conveyancing: £245 (inclusive of VAT)
This excellent rate is available if we both produce your HIP and then complete your conveyancing.  Please also contact us for a competitive conveyancing quote.

HIP only: £295 (inclusive of VAT)
This stand alone rate applies if you only require a HIP without conveyancing.

For leasehold properties a copy of the lease is required.  If you are unable to provide this, the Land Registry will charge £20 (inc. VAT) to cover the cost of obtaining a copy of your lease.  We can obtain the copy on your behalf.

What does a HIP contain?

At present, the Law requires:

  • An Index with prescribed information
  • An Energy Performance Certificate (EPC) – prepared by an accredited Energy Assessor
  • Sale statement with prescribed information
  • Evidence of ownership (i.e. prescribed copies of your property deeds)
  • Prescribed and compliant searches (Drainage and Local Authority)
