More Information About HIPs

Since 14 December 2007 every home that is marketed for sale in England & Wales requires a Home Information Pack (HIP). 

The law states that at least 3/5^th of it (what we call the '1^st day marketing elements') must actually be in place even before any legal marketing of the property can take place!

Price

Just £299 (inclusive of VAT). Simple as that.

For leasehold properties a copy of the lease is required.  If you are unable to provide this, the Land Registry will charge you an additional copying charge of £20 (inc. VAT).

What does a HIP contain?

The main ingredients are:

• An Energy Performance Certificate (EPC) - prepared by an accredited Energy Assessor
• A Property Information Questionnaire (PIQ)
• Evidence of ownership (i.e. prescribed copies of your property deeds)
• Prescribed and compliant searches (Drainage and Local Authority) - permitted to follow after 28 days
