House drawn in sandIf you are looking to remortgage your existing property, whether by switching to a new lender or simply changing the product with your existing mortgage lender, we will guide you through the remortgage process and ensure that the legal aspects of your remortgage are handled smoothly and efficiently to enable you to complete your remortgage as quickly as possible.

Remortgaging is usually undertaken either to secure a better interest rate or to raise capital that your previous lender would not permit through a further advance.

Before you decide to remortgage you should check whether any redemption penalties apply and whether you may lose any tax relief on interest payments (some borrowers may be benefiting from relief which no longer applies on new loans). You should also consider the costs of setting up the new loan and ask for a written illustration of the costs of the new mortgage before you proceed.

Some lenders may offer to pay some of the costs of changing lender such as the valuation fee and legal costs, or they may offer to add these costs to your loan. Some schemes offer no set up charges or redemption penalties if you wish to change again in the future.

If you are intending to remortgage it is useful to advise your chosen solicitor as soon as possible as they will need to apply for your title deeds to be sent to them from your existing mortgage lender. This is particularly helpful if you wish your remortgage to go through without any unnecessary delays!
