Laura is a Solicitor in the Residential Property Team. Laura joined Trethowans in October 2016. She qualified as a Solicitor in 2013.
Laura works in all aspects of residential property, including sales, purchases and remortgages, but specialises in lease extension and enfranchisement transactions including acting for leaseholders and freeholders in connection with:
- Lease extensions - both informal and statutory (under the Leasehold Reform Housing and Urban Development Act 1993)
- Freehold Right of First Refusal (Section 5 procedure)
- Acquiring a freehold reversion by way of Collective Enfranchisement
Examples of how Laura has helped clients:
Laura has helped leaseholders collectively buy their freehold from their landlord and subsequently grant themselves 999 year leases with no ground rent. She also regularly helps leaseholders achieve more favourable terms for a lease extension than they have initially been offered by their landlord.
One example she recalls was when Laura was instructed by a leaseholder in the course of selling their property to assign the benefit of a statutory lease extension to their buyer; a task which neither the leaseholder's conveyancer nor the buyer's conveyancer were able to carry out. The client was so pleased someone could finally help and he referred two of his neighbours to Laura for lease extensions.
In acting for freeholders, Laura has helped reversionary Landlords achieve terms for lease extensions which continue to make the reversion profitable.
