Are you thinking about buying a residential property at auction?
Auctions can be a speedy and effective way of buying and selling property but specialist legal advice should always be sought. We have extensive experience of acting for auction sellers and buyers.
Selling at auction
We can prepare a prompt and very competitively priced legal 'auction pack' for your property,.
Buying at auction
We can also review an auction pack for any property that you are interested in purchasing, and provide you with a comprehensive written report explaining the content both from a legal and practical point of view, so you know exactly what you are buying into. You can also use that report in an attempt to negotiate a private sale before the day of the auction.
So the sooner you involve us the better.
The auction day
The fall of the hammer is when a contract is formed, and after that happens you cannot withdraw without serious financial consequences, including the probable loss of your 10% deposit, and much more. As things will happen quickly if your bid is accepted, it is vital that you have your finances (mortgage, loan etc) all arranged and guaranteed and certainly the necessary funds to pay the immediately required 10% deposit plus any administration fee.
We can attend the auction with you for an agreed fee, or more typically you can bid at the auction on your own leaving us to complete the post-auction legal work for you.
Legal fees
Our auction conveyancing team are able to offer a fixed fee for reviewing the legal pack and we will even discount the cost of the conveyancing if you are successful at the auction.
