It might seem that an estate agent’s work is done at the point when a sale is agreed.  In reality, an estate agent will keep an interest in the transaction until the sale has completed and keys handed over.

Property lawyers and conveyancers work with many estate agents in their day to day legal work, and when a sound relationship is established, the quality of the transaction can increase dramatically.

We aim to work closely with all estate agents to ensure that they are aware of progress with our legal work, and that we are kept updated on all other parties in the chain and ultimately achieve exchange and completion dates to suit all parties.

  • the full EPC being attached to the marketing material for the property
  • the Estate Agent’s Memorandum of Sale including:
    • the particulars (photographs, description, and floorplan) of the property
    • the full names of the sellers and buyers (to help the lawyers draft the legal papers)
    • details of any particular arrangements made between the sellers and buyers
    • the timescale the parties provisionally want to achieve
  • the estate agent’s personal email address to receive updates
  • never just calling for an update, but estate agents who call the lawyer to offer information they have discovered
  • offering up in any telephone call, what can they do to help
