The fall of the hammer is the exchange of contracts and you are then locked in to buy. Before you do, we can review the auction ‘legal pack’ for you, providing a comprehensive written report explaining the content both from a legal and practical point of view, so you know exactly what you are buying into. You can also use that report in an attempt to negotiate a private sale before the day of the auction.

Our auction conveyancing team are able to offer a fixed fee for reviewing the legal pack and we will even discount the cost of the conveyancing if you are successful at the auction.

Deeds registration
Is your property not yet registered at the Land Registry? Worried about losing the deeds?
More than 30 percent of land in England and Wales is still owned by people who have their ownership recorded by a multitude of historical deeds potentially at risk of theft, destruction or loss. Could this be you?
The remaining 70 percent of land belongs to people who have ‘registered’ their deeds with the Land Registry, which have been replaced by computerised records held centrally at the Land Registry, and which are guaranteed by the Government.
If your deeds remain unregistered, then voluntary registration has numerous benefits.
