Emma Blake is a Chartered Legal Executive in the Commercial Property Team. She specialises in general acquisitions and disposals as well as landlord and tenant matters. This can involve carrying out full due diligence property investigations and searches, where required, and reporting to clients on these as well as acting for lenders, either separately or on a dual instruction basis, to secure client lending.
The landlord and tenant matters include drafting of leases and negotiating and reporting on these as well as a variety of property management matters including licences to sublet and approval of underleases, licences to assign and deeds of variation.
Emma is able to offer advice to both individuals and companies in assisting with their property needs, including acting for pension companies and dealing with the particular requirements this involves.

The purchase of a long leasehold interest in a commercial shop unit into a pension fund with the simultaneous grant of an occupational lease to the pension fund. Full due diligence property searches and investigations and reporting to client as well as preparation of a lease on agreed heads of terms and dealing with stamp duty land tax and Land Registry formalities.
The sale of a commercial unit under a conditional contract, conditional on the grant of satisfactory planning permission. Reviewing complex conditional contract arrangements, liaising with lender and responding to purchaser’s enquiries. Following which dealing with the variation of the sale agreement to reflect further agreed terms and taking the sale to completion.
Acting for a lender and client by way of dual instruction, reviewing the lender’s requirements in order to facilitate the client’s borrowing. Reporting on issues raised with the lender to suggest satisfactory resolutions to the same.

Away from the office
Emma lives with her partner in Eastleigh. She is a keen runner and member of her local running club, recently completing her seventh half marathon and taking part in the local cross country league. She also enjoys cycling, in particular in the New Forest and on the South Downs.
