GP work
Acting for the partners in a GP practice on the redevelopment of their GP surgery, by an experienced primary care developer, together with the building of a new pharmacy. The work included negotiating and agreeing the development agreement for lease, lease, suite of warranties and short-term leases, dealing with the phasing of the development. As a result of the development, a former dilapidated surgery was transformed into a primary care facility fit for the 21st Century.
Care work
Representing a care home provider on the £12M refinancing of a care home business comprising multiple sites and dealing with the subsequent sales of the entities owning the properties.
The refinance was carried out in a matter of weeks, delivering savings to the client in benefiting from lower interest payments, earlier.
General
Acting for the vendor on the sale, subject to planning, of a town centre development site to provide for a residential housing scheme. Overage was negotiated on the scheme to ensure that the client could take advantage of any future uplift in the market.
Representing an NHS Trust in connection with their continued occupation of a part-surplus site, subject to planning for a £150 million mixed-use development. Dealing with legal representatives for multiple parties on a range of legal agreements. The Trust’s position was protected by negotiating an indemnity agreement with the original site owner, to ensure that the Trust was not left in any worse financial position by the development.
