Zach is an Associate in the Commercial Property Team, primarily based in Salisbury.

Zach acts for businesses, pension schemes and individual clients on a variety of property transactions including acquisitions, disposals, the granting or taking of leases and other general landlord and tenant matters.

Prior to joining Trethowans Zach worked in the property team of a leading pension administration company. As a result, Zach has a strong understanding of pension property requirements and can guide clients through this process, ensuring that their scheme’s property dealings remain compliant with current HMRC regulations.

Alongside pension property matters Zach acts for a number of private property investors with an interest in both commercial and mixed use sites.

Zach prides himself on developing lasting relationships with his clients and aiming to provide practical and commercial advice to achieve their objectives.

Notable work highlights

  • Zach acted for a client in the purchase of an investment property occupied by a well-known supermarket chain which also possessed future development potential. The large site contained several complex title issues which had to be resolved within a short exclusivity period. The client was advised on both the continuing retail use and potential considerations for future redevelopment which required a collaborative approach with the client’s appointed surveyor. Exchange was achieved within 15 working days of instruction.
  • Zach acted on a complex mixed use purchase in a prominent high street location in South London for a pension scheme client and the investor’s own investment company. Zach dealt with the drafting of a new long lease to carve out the commercial ground floor interest and assisted in resolving various management issues relating to the residential flats above, including advising on the creation of a new freehold management company.
  • Zach advised a pension scheme client on the review of a S106 Agreement to support a time sensitive planning application for change of use for a new residential development. This included liaising with the client’s planning advisors and the local authority. Planning was obtained resulting in a significant increase in property value for the client, following which the property was sold to a third party developer.
  • Zach advised on the restructuring of a large leisure site held jointly between a pension scheme and a private third party. This included advising on amendments to existing lease documentation, the variation of joint ownership agreements and dealing with the client’s lender.
